Pebble Property Management and Lettings are pleased to offer two services to landlords:
- Let Only
- Let and Fully Managed
Under our Let Only service we will:
- Visit you at your property, provide a rental valuation and any other advice that you may require about letting your property
- Advise you on compliance with the various safety regulations
- Locate tenants suitable for your property. If necessary we will advertise your property, however, we have excellent contacts within the personnel departments of many local businesses and usually have a waiting list of tenants
- Accompany prospective tenants viewing the property
- Obtain and evaluate tenant references and credit checks
- Prepare a suitable tenancy agreement and arrange signature from the tenant
- Collect the security deposit and protect it with The Dispute Service on your behalf
Under our Let and Manage service we offer the same standard provision as Let Only. In addition we will:
- Prepare an inventory and schedule of condition
- Check the tenant into the property and agree the inventory and schedule of condition
- Supervise the transfer of gas, electricity, council tax and water accounts to the tenant
- Collect rental payments one month in advance and pay you promptly, providing a detailed statement for your information
- Pay regular outgoings for you from rental payments if required
- Inspect the property periodically and report any problems to you
- Arrange any necessary repairs or maintenance, gaining your permission first in the case of larger works
- Keep in touch with the tenant and arrange renewals of the agreement as required
- Check tenants out and re-let the property with the minimum possible vacant period to ensure that you receive the optimum return
We maintain a flexible approach and are generally able to adapt our service to meet individual requirements. This could include providing part of a service or taking on additional tasks and duties.
